If you know you’ll be selling your home in a year or five, you may think investing in your landscape makes no sense, but you couldn’t be further from the truth!

Getting Ready to Sell Your Home

It’s always seemed odd that right before selling one’s home they upgrade appliances, replace floorings, and paint the walls after living just fine the whole time with the old trappings. The reason we do it is of course not for our own pleasure, but for the next owner to enjoy. Upgrading your home makes it more desirable, more attractive to buyers, and increases the sale price.

Gorgeous landscaping can function in just the same way, although it’s not often the first thing you think of to increase property value, it works extremely well to change the overall perception of your home’s value. Estimated ROI on landscaping is between 100% and 1000%, varying widely depending on who you ask, but never dipping below 100%, meaning that you essentially are guaranteed a return on your investment, or at least OF your investment.

A Custom Landscape Design Plan Raises Value Even if Not Finished

Many people are surprised to find that having a detailed, professional landscape plan, even one that’s not been fully executed yet, increases resale value of a home. This is because of the value the plan itself brings: the expertise, foresight, detailed planning makes getting to the destination of a lovely outdoor space so much easier.

“Setting a goal is not the main thing. It is deciding how you will go about achieving it and staying with that plan.” ― Tom Landry, Hall of Fame football coach

What if the Buyers Don’t Like What I Like?

This will seldom be a real problem. The property and climate certainly influence what the best decisions are, landscaping wise, and the owner doesn’t have much to say about that.

Of course, there are absolutely matters of style and preference, including the kind of activities and uses you want the space lend itself to easily. Even if a future owner of your home wants to make changes, your having laid the foundation and started them from a beautiful place still has great value. Changing a few plants and accents is a whole different ball game than having to work with an overly-wild, barren, or terribly boring landscape.

What if I’m Not Selling Soon?

If you’re not selling your home within the next year or few years, there’s no reason to hold off landscape design work until then. In fact, a landscape that’s been able to settle in, or “mature” is what your design is built for. Landscaping plans are for long-term beauty, utility and health of your space.
